Design
From insights to an executable plan
In the design phase, we translate the input from the initiation into a concrete, technical design that stays within the agreed budget.
This phase includes:
- Detailed engineering: developing precise and complete designs.
- Procurement and construction contracts: establishing materials, suppliers and implementation partners.
- Strategic implementation and budget monitoring via TVD
Our holistic design approach includes:
Strategic implementation (BIM)
We combine traditional methods with a strong front-loaded BIM approach. By modelling intensively early in the process, we can:
- reduce changes during implementation
- increase cost efficiency
- improve coordination between disciplines
BIM allows us to make flexible adjustments in the early phase when the impact on planning and budget is still low.
Target Value Design (TVD)
With TVD, we design within the budget, instead of calculating costs afterwards. Together with all involved parties, we determine the target budget in advance and steer towards it throughout the entire process.

Materials and construction
From preparation to implementation – with a focus on precision and coordination
In this phase, we bring design and planning to life. Our focus is on smooth preparation, precise implementation and flawless coordination between all technical and construction components.
This phase includes:
- Pre-construction: technical preparation and coordination of planning, implementation and site organisation
- Construction: realisation of the lab according to the approved design
An integrated approach to implementation
Our holistic approach to project and site coordination guarantees quality, continuity, and efficiency in every step of the implementation. From the first preparatory works to the final finishes, we ensure a seamless transition between the different phases.
System build and technical integration
We ensure a smart, flawless integration of all systems and techniques:
- Mechanical, electrical and plumbing installations (MEP) are perfectly coordinated
- Technical design and structure form one unit
- Engineered systems are harmoniously connected with the construction concept
By using BIM and prior technical coordination, conflicts are detected and avoided early.
Dedicated teams
During this phase, you are in contact with a fixed team:
- A dedicated project manager and site coordinator oversee everything
- Our engineering teams work closely with subcontractors and suppliers
- Clear communication and short lines ensure maximum control
This guarantees a qualitative, smooth implementation with respect for planning, scope and budget.
Implementation
From installation to full validation
In this phase, we ensure that everything is correctly installed, tested and validated. Every system and device must not only be technically sound but also perform optimally in practice.
This phase includes:
- IQ / OQ / PQ validation
- Commissioning and external validation
IQ / OQ / PQ
Our validation approach follows three structured steps:
- Installation Qualification (IQ): check whether all installations are correctly implemented according to the design and specifications
- Operational Qualification (OQ): test whether the systems function properly under specified conditions
- Performance Qualification (PQ): validation that the systems continue to perform reliably in real use conditions
These phases build on the technical plans and coordination that took place earlier in the project trajectory.
Commissioning and validation
We distinguish two phases in commissioning:
- Commissioning: is carried out entirely internally and includes technical checks, coordination plans, test reports and checklists
- Validation: is done in collaboration with an independent external party, but under our direction and coordination
Through this structured approach, we take final responsibility for both the operation and compliance of your space.

- Annual validation of systems and installations to ensure ongoing compliance and performance
- Adaptive updates with changing regulations or technological evolutions

LabConnect – smart monitoring and adjustment
With LabConnect, our IoT cloud platform, you gain real-time insight into the operation of your environment. This platform:
- Monitors temperature, humidity, pressure, airflows, particles, and energy consumption
- Sends notifications via email, SMS or voice
- Delivers reports in PDF or Excel
- Integrates with other systems via API

End of lifecycle
Repurpose or safely dismantle
Every lab eventually reaches the end of its lifecycle. Whether you want to renovate, expand or completely dismantle: we guide your journey with as much care and precision as with new construction.
This phase includes:
- Revamping: technical and functional renewal
- Dismantling: safe demolition with respect for the environment, regulations and reusability
Sustainable to the end
Even at the end of an installation, we look ahead. We provide:
- Risk-free dismantling according to strict procedures
- Reuse of materials where possible
- Minimal impact on the environment and surrounding installations
PFAS-free approach
We attach great importance to a safe, future-oriented working environment. We therefore consciously choose PFAS-free solutions in our systems and installations.
By using natural refrigerants such as CO₂ and avoiding fluorinated alternatives (such as HFOs), we contribute to:
- a lower environmental impact
- higher energy efficiency
- reduced dependence on strictly regulated substances
We extend this vision to our renovation and demolition projects, where sustainability, circularity and safety are central.
